Want to pay property tax in Mumbai online? BMC advises homeowners to do their KYC online, here is a step-by-step guide

The Brihanmumbai Municipal Corporation (BMC) recently urged the people of Mumbai, Maharashtra to complete their KYC process online by visiting the official BMC website. According to a report by TOI on May 9, 2025, this KYC process has to be completed for availing various online property tax related services offered by BMC. The report also added that for FY 2025-26, over 10 lakh property owners are expected to receive property tax bills, but around 4 lakh property owners have completed their KYC update online till date. This KYC update, once done, enables property owners to receive SMS and email updates related to property tax. Property owners will also receive soft copies of their property tax bills via SMS and email.The official BMC website to pay property tax is: https://ptaxportal.mcgm.gov.in/CitizenPortal/#login.
According to BMC website some of the online services which property owners can avail once they complete the KYC include property tax payments, access to No Objection Certificates (NOC), payment certificates, ownership detail updates, and various reports such as payment history and arrears.

Does registration of KYC change your house property’s ownership or billing name in BMC records?

“All tax payers are requested to kindly note that registration of KYC does not change the billing name or owner name. It is only to allow the property owner to access the Property account number on BMC Property Tax Portal after authorization through OTP. To change the billing name and owner name of the property, you are requested to login into the Property Tax system portal after completion of KYC registration and then apply for change in billing name and/or change in owner name,” BMC said on its website as of May 9, 2025.

If online KYC is not completed then what can happen?

According to Monika Bhatelia, Partner, Singhania & Co, “If a Mumbai homeowner has not completed the online KYC, they will be unable to access online property tax-related services. The Brihanmumbai Municipal Corporation (BMC) has made KYC completion mandatory for availing online services such as tax payments, obtaining No Objection Certificates, payment certificates, updating ownership details, and viewing reports like payment history and arrears. If KYC is not filled then after entering Property Account number and Captcha code user will be directed to KYC details tab. User is requested to fill in the correct details in the mandatory fields and save. Then only user will be able to navigate to other pages and avail the services of Citizen Portal.”
Bhatelia adds: “Owners who have not completed KYC can still pay their property tax offline at BMC ward offices, as the KYC requirement is specifically for online services. There is no indication that KYC non-completion prevents offline payment or directly incurs a penalty. However, failure to pay property tax itself (regardless of KYC status) results in a penalty. Continued non-payment can lead to property attachment and auction as per BMC rules. Not completing KYC may result in missing out on timely notifications, e-bills, and receipts via SMS/email, which could indirectly increase the risk of late payment and associated penalties.”

Step by step guide on how to use BMC website to do online KYC for property tax payments and other services

It is a very simple process and all you need is to know is your ‘Property Account’ number and have KYC supporting documents. If you are not sure about what your Property Account number is then on the BMC property tax website you can easily search for it using your mobile number or ward number, property address, etc. Alternatively, you can also find your property account number on the property tax bill issued by BMC.
For registering your KYC online, you must provide details like property account number, name, mobile number, email ID.

Step 2: After login a new webpage will open and there you have to click on “KYC Form”. Once clicked you will find blank columns like PAN, Aadhaar, etc. Start typing your KYC details.

Step 3: Once you have filled up the KYC details click on “Save” button.

Bhatelia says: “The KYC process is designed to simplify the tax payment process, make it more transparent, and ensure property owners receive timely digital updates and documentation. Upon completing KYC, property owners receive tax bills, payment reminders, and other important notifications via email and SMS, ensuring timely information dissemination. This initiative will also reduce paper usage, contributing to environmental conservation efforts. However, registration of KYC does not change the billing name or owner name. It is only to allow the property owner to access the Property account number on BMC Property Tax Portal after authorization through OTP.”
